Murphy Bros.Warranty

  • 2 Years for Material and Labor-The Contractor warrants all material and labor they supply to be free of defects or improper installation for two years after substantial completion of the project. Coverage is limited to the items provided and installed by the contractor (manufacturer warranties apply). 
  • Limited 10-Year Labor-The contractor will repair anything that has not performed up to industry standards because of improper installation within 10 years following completion of the project. Improper installation is defined as not following generally accepted installation methods at the time of construction. Coverage is limited to items provided and installed by the contractor.
 
Warranty: All warranties go into effect after the final payment on all invoices is received. Any warrantable conditions must be brought to the contractor's attention before the warranty expires for the warranty to be valid. Any warrantable situations that may cause damage to other items (i.e., leaks) must be reported to the contractor immediately for the resulting damage to be covered under this warranty. Any problems arising after the warranty expires should be brought to the attention of the contractor in a prompt and timely fashion, and at the contractor's discretion, will be dealt with in a manner deemed appropriate to the circumstances.

Coverage is limited to the items provided and installed by the contractor. Coverage is secondary to any product warranties and or insurance coverage and would only apply after all items that are covered by the owner's property insurance policy. This warranty is not transferable to subsequent owners.

Coverage does not cover wear and tear from normal use, regular maintenance items such as caulking, grout, maintaining soil grade levels, cleaning gutters, filters, nail pops, etc. Warranty coverage does not cover damage caused by external forces such as persons, animals, or natural disasters. This includes, if applicable, the handling of existing appliances.

Clarification of non-warranted conditions:
  • Drywall Taping: Hairline cracks and nail or screw "pops" are common drywall characteristics that are caused by the shrinking and swelling of wood because of changes in humidity. The contractor will provide one trio to repair cracks and "pops" (usually one year from the end of construction).
 
  • Caulking: Exterior caulking and caulking in bathtubs and shower stalls will normally crack and is considered a maintenance item and should be maintained by the owner. Excessive cracking or peeling should be brought to the attention of the contractor.
 
  •  Roof Damage: Damage caused by someone walking on the roof (e.g. Installing radio or television antenna) or due to the owner(s) allowing ice dams to form on the roof during the winter months, or damage due to high winds and or hail is not warranted.

  • Soil Settling: All attempts are made when backfilling around foundations and window wells to put an adequate amount of soil to allow for some soil settling. However, due to the nature of the soil and its varying compositions, settling during the spring thaw and heavy rains is common after the first year, it is the owner's responsibility to maintain adequate soil level around the building to allow proper drainage. This settling normally diminishes with time.
